4 Subtle Signs that you need a Waterproofing Solution
Owning a home comes with a lot of responsibility, and there are lots of things to keep an eye on with regards to maintenance needs and home repair. There are some areas of concern that are easily seen, but upon closer inspection, you may find the water damage goes a lot deeper. A properly waterproofed building and secure waterproofing membrane are preventatives for structures of all shapes and sizes, and water that creeps in the wrong area can destroy your home.
Look for Signs That Water Damage Have Occurred
- Wet Spots
Always be on the lookout for discoloration around the interior and exterior of your home. Watermarks create an unusual stain, usually on the ceiling or the upper area of your walls. If the floor is unlevel, you may see water staining concentrated on one side of the house.
You can see water damage in your drywall or paint. Moisture inside the walls will eventually push its way through the sheetrock causing the paint to bubble or putting cracks in the sheetrock.
You may notice a musty smell long before you see signs of mold. Dampness and excess humidity can breed colonies quickly, endangering your health and home.
- Running Water
You may not be able to see water running down between the walls, but during a rainstorm, you may be able to hear the sound of water. This is more common if there is a serious roof problem.
Examine Roofing Design and Materials
The easiest way for rainwater to get into your home or building is through the roof. Flat roofs, if improperly designed, allow standing water to build up. Pitched roofs are better for shedding water, but the design is still important to prevent the development of ice dams. The design should be complemented by proper underlayment. The material becomes a second layer of protection, but this can be one of the earliest protections to fail, especially if improperly installed or poor materials chosen. The waterproofing membrane should be able to last between 25-30 years.
Assess Window Alignment
If the flashing around the windows has been left out or the window has been installed improperly, you can encounter water damage. Flashing and sealant should always be applied to the window areas, but sometimes these instructions are left out in the construction documents. While it may seem like a shortcut, it is a costly mistake that can affect other areas of home safety. Poor craftsmanship can lead to water seeping in through the cracks where the window isn’t snug against the frame. Doors, such as the garage door or exterior doors, can lead to the same problem if not properly installed.
Check HVAC Systems
Waterproofing problems can also come through an HVAC system that hasn’t been designed or installed properly. Condensation can build up easily and subtly, but there are places to look for signs of damage. Noticing warped ceiling tiles or mold spores around the vents can mean there isn’t ventilation in the house. High levels of humidity are another sign. Any ductwork that falls loose or insulation that pulls away from the ductwork can also lead to excess moisture in the house. Water vapor barriers installed in crawl spaces or under the house acts as a water repellent, keeping water from getting into the house or basement.
